DEVELOPER / BUYER BRIEF
Kamdar Developments
Start with the project, then assess the specific home. This brief brings together Kamdar’s published information and the project listed in the PGI catalogue.

The count describes this selection, not the developer’s entire portfolio or available stock.
What is being developed?
Kamdar describes itself as a family-owned developer based in Dubai. Its 105 Residences project in Jumeirah Village Circle offers studios and one- and two-bedroom apartments. The official project page describes it as under development and advertises Q1 2027 as its expected move-in period. This is a developer target, not a confirmed handover for a selected unit.

Review the floor plan and specifications for the home you are considering. Shared project facilities and a feature belonging to one particular apartment must be recorded separately.
Explore 105 Residences ↗Who should investigate this option?
A buyer considering an apartment in JVC who can accommodate an off-plan purchase and wants to compare layouts within one project. An investor should test achievable rent, annual costs and competing homes for the selected apartment before judging the price.
When might another option fit better?
If you need immediate occupation, a fixed move-in date or rental income from day one, first compare completed homes. Do not base the decision on an advertised completion target or a general description of the developer alone.
Questions before choosing a unit
What is the current starting price?
Request a dated offer identifying the apartment, its price in AED and how long the offer remains valid. A catalogue starting price does not confirm that the cheapest apartment is still available. Compare the same specification, area basis and payment conditions.
How should I compare the price per square foot?
Divide the confirmed unit price by the area used in its sales documents, and state whether that area includes a balcony. Compare like-for-like apartments. Plot area, built-up area and internal area are different measures and should not be combined into one average.
Which payment plan applies?
Use the schedule issued for your chosen apartment, with each instalment’s amount and due date, the handover balance and any post-handover payments. A plan advertised elsewhere in the project does not automatically apply to your offer.
What costs belong in the purchase budget?
Separate the property price from registration, administration, financing and other third-party costs. Request a written breakdown of the applicable amounts and payment dates. For recurring service charges, identify the year, area basis and whether the figure is an estimate or an approved charge.
Are the advertised facilities private to my apartment?
No. The official page lists project facilities, including a pool, gym and rooftop cinema. A private pool or other apartment-specific feature must be shown in that unit’s plan and contractual specifications; do not infer it from general project imagery.
Is this automatically a good rental investment?
No single developer name or starting price establishes that. Compare rent evidence for similar apartments, recurring expenses, vacancy assumptions and your expected holding period. Keep rental projections separate from confirmed income.
Does PGI charge me for the consultation or purchase?
Your consultation is free, whether or not you buy. When you buy from a developer through PGI, the developer pays our commission without adding it to the property price; you pay PGI no fee or commission. Registration and other third-party charges remain separate.
Sources and scope
Developer publications establish the advertised project scope. They do not establish today’s unit availability, a guaranteed completion date or investment performance.
