A sale decision starts with the alternatives available today. The price paid years ago helps explain the investment's history, but it does not tell you whether keeping the property now serves your next objective. Compare the money a sale could release with the cash, obligations and uncertainty of continuing to own it over a defined period.

Prepare two forward-looking cases for the actual Dubai asset: sell under a plausible set of terms, or hold for a stated horizon and then reassess. Keep original purchase records for full performance and tax review. The exercise below concerns the next decision and uses clearly invented numbers to demonstrate the comparison, without forecasting prices or recommending an individual transaction.

Name the purpose of releasing or retaining capital

Describe what the capital would do if released. You might reduce borrowing, fund another commitment or simplify management from abroad. Then describe the benefit you expect from keeping the property, including personal use where relevant. A desired sale price is an input, but the reason behind it determines how you evaluate timing, uncertainty and a proposal with different conditions.

Choose a horizon for the hold case and a date for reviewing the decision. A twelve-month comparison and a five-year comparison expose different questions. Use a period that relates to your own commitments, and record any deadline that cannot easily move. Avoid changing the horizon whenever a result disappoints you; that can turn a practical decision into an endless search for a scenario that supports your preference.

Establish which sale scenarios are actually available

Separate a sale with the present occupancy arrangement from a possible future sale with different possession terms. Ask an appropriate adviser to confirm the contractual and legal position before treating either scenario as achievable. The likely purchaser's requirements, access arrangements and condition of the unit affect the practical route. A vacant-home assumption cannot simply be inserted because it produces a more attractive projected price.

List the work and expense required for each feasible route. One might need only an updated information pack; another could require repairs, an agreed change in occupancy or a longer preparation period. Obtain quotations where spending is material. Keep these costs attached to the scenario that causes them, rather than subtracting a renovation from both alternatives when it would only occur under one.

A quiet home ready for its next chapter

Use a range supported by relevant current evidence

Request a dated assessment based on comparable properties and explain the difference between asking figures and recorded transactions. DLD's real-estate data can support the investigation, but the available record may not explain condition, occupation or every commercial term. Keep the assessment appropriate to its purpose and obtain a formal valuation when the decision or institution requires one.

Use more than one plausible sale outcome rather than presenting a single asking figure as money already available. Pair each outcome with its assumed timing and transaction conditions. If evidence is thin, retain that uncertainty in the conclusion. A hold-versus-sell calculation should show what a change in the available price would mean, without pretending the spreadsheet can determine the buyer's eventual offer.

Compare forward cash with a transparent example

Consider an invented sale-now case of AED 1,200,000, less AED 45,000 in assumed selling expenses and AED 300,000 to settle borrowing. The resulting net proceeds are AED 855,000. Real figures must come from the relevant parties, including settlement amounts and the agreed allocation of expenses. Do not use this example as a Dubai fee schedule or an indication of any property's value.

For an invented twelve-month hold case, assume AED 24,000 cash remains after operating expenses and full loan payments during the year. Assume the later settlement balance is AED 285,000 and the eventual sale price and selling expenses remain AED 1,200,000 and AED 45,000. Later sale proceeds would be AED 870,000; adding the year's AED 24,000 gives AED 894,000. Relative to selling now, the undiscounted difference is AED 39,000 before tax, alternative returns and unexpected costs.

The AED 15,000 reduction in the loan balance is already reflected in later net proceeds. Do not add it again as income. Now change the later sale price, a repair expense or the amount of rent collected and observe how the comparison moves. The result identifies dependencies; it is not a recommendation to wait. Money received later also has different timing and uncertainty from money available today.

Check constraints before treating an exit as available

Review any borrowing, representation, developer or registration requirements that could affect completion. DLD's completed-property sale service lists the relevant process and required documents, including a developer e-NOC in freehold areas. Confirm the route for your actual case. An unfinished property's transfer conditions require their own contract and developer review; the completed-unit process should not be applied automatically.

If the property supports a Golden Visa, obtain the authority's instructions before promising a sale timetable. GDRFA's published investor terms address retaining the qualifying property during the residence period. Have the specific residence file and proposed disposal reviewed, including any permitted change to the supporting investment. Keep this as a separate condition in the decision rather than assuming that a financially attractive sale leaves residence arrangements unchanged.

Organising property paperwork

Set a decision boundary and a review trigger

State the conditions under which selling meets your objective and those under which continued ownership remains comfortable. Include the cash reserve required to hold, significant upcoming work and any currency conversion relevant to your next use of the proceeds. If you compare another investment, give its costs, liquidity and uncertainty the same scrutiny instead of assuming the replacement will perform exactly as advertised.

Record the chosen course and what would justify reconsidering it: a materially different offer, confirmed expenditure, a changed personal need or new evidence about the property. Keep a subsequent sale assessment separate from the historical total-return calculation, which requires original acquisition costs, all owner contributions and distributions, and any relevant tax treatment. This distinction helps you judge the next commitment clearly while preserving an honest account of the investment already made.
